When you pay: 50% when we sign our buyer's representation agreement · 50% at notary signing

What's not included
- Lawyer fees (we recommend an independent lawyer; ~€1,000–2,500)
- Property taxes: ITP 9% (resale from June 2026) or IVA 10% (new build)
- Notary and registry fees (~€1,000–2,200)
On a €300,000 property, our fee is approximately 1% — a small fraction of what you could overpay without proper negotiation. In most cases, we more than pay for ourselves.

Common Questions
Are you a real estate agency?
No. We're a buyer's agent — we don't list properties for sale and we don't represent sellers. We work exclusively for buyers. This means we have no conflict of interest: our only job is to find you the best property at the best price.
Do I need to be in Valencia?
Not at all. We work with buyers from anywhere in the world. Neighborhood tours can be done via live video call, and property purchase can be completed remotely through a power of attorney.
What's the difference between you and a regular real estate agent?
A regular agent in Spain represents the seller. We represent you. Legally and financially, there's a complete alignment of interests — which is exactly what you need when buying in a foreign market.
Do I still need a lawyer?
Yes, and we'll help you find a good one. Our service coordinates the property search, negotiation, and process management. A lawyer handles the legal verification and contract review. Both are essential.
Can you help with the NIE and bank account?
Yes. We guide you through the NIE process (either in person in Valencia or remotely via power of attorney) and connect you with the right bank for non-resident accounts.
What if I don't find anything I like?
We keep searching. Our representation agreement includes a defined search period. If we don't find a property that meets your criteria, we reassess together — no additional cost.
